When you spend the time, effort, and money to stage the inside of your home, why wouldn’t you also stage the outside of your home to improve curb appeal?

The outside of your home is the first impression a potential buyer will get of your home. Even if they are looking at pictures online, exterior photos are included and usually the first thing a buyer will see. So creating a good first impression is essential, especially on the outside of your home. 

Staging needs to occur both inside and outside your home.

Here are 3 of our top tips to stage the outside of your home:

First, look at your home from the buyer’s eyes, across the street. 

Be aware that any negative impressions they get outside the house (landscaping not maintained or non-existent, peeling paint, etc.) is just going to make them think the house itself has not been well maintained. So even if you have spent the time and money fixing the interior, it would all be wasted if the clients get a wrong first impression as they drive up to the house.

Second, take a hard look at your front porch.

Step outside your front door and close the door; then stand on the stoop and look around for 5 minutes. The clients look around while the realtor fumbles for keys and tries to open the door. So what are they seeing? Dead plants, peeling paint, or old Halloween decorations in the middle of January? 

It’s definitely worth it to take some time and clean it up. Want to go a step further? Try a new coat of paint along with some new furniture or accessories.

Third, give some attention to the backyard.

While that might not be part of the potential buyers’ first impression experience, you still should make sure it’s in the best condition possible. Pull up weeds, water plants, do some sweeping (if that’s applicable in your case) and maybe even purchase new furniture or accessories. Some beautiful flowering plants give life to planting beds if the timing is right.

As you examine the outside of your home, this is the time to be critical. What things do you wish you would have done to enjoy the exterior of your home? Even in a market where houses are selling quickly, you need to present your home to a potential buyer in its finest glory. If you want a buyer to pay top dollar, you need to make the home as appealing as possible for your most likely buyer.

You may need to spend some money to get your house ready to sell. However, doing so may help your home sell quickly at a fair price as your reward. In addition, improving curb appeal enables you to sell your house in a shorter time and at the price you want.
